Spanning 341 acres, this site is zoned for industrial and commercial use and is available for subdivision to accommodate various project sizes. The site’s strategic location, comprehensive utility services, and robust transportation offerings make it an attractive prospect for a wide range of industrial and commercial developments.
- The site is located 10 miles from Interstate 10, 0.3 miles from U.S. Highway 190 and is adjacent to Louisiana Highway 77. It boasts dual served electric connectivity with Entergy Louisiana’s 138kV and 35kV transmission lines running on/adjacent to site and Pointe Coupee Electric Cooperative 13.2kV and 32.5kV distribution lines on site. Additionally, the site is served water by a 2 inch line from the Town of Livonia with some capacity. Companies can also drill groundwater well for additional potable and process needs. Natural gas distribution access is on site, with 16 inch transmission pipelines less than 0.5 miles away. The site is located less than 0.5 miles from the ExxonMobil/Denbury CO2 line, providing prospective companies with an outlet for environmental goals.
- The site is a Certified Site via Louisiana Economic Development’s Certified Sites Program. This certification includes Phase I Environmental Study, Preliminary Geotechnical Study, Title Maps, Flood plain analysis, Wetlands Delineation Report, Phase I Cultural Study, infrastructure analysis and other key front-end due diligence reports.
Local Grants and Incentives
State of LouisianaThe State of Louisiana has many compelling incentive programs that help both upfront and over the life of the project. Programs include payroll rebates, sale tax abatements, refundable investment tax credits, and cash grants. Additionally, Louisiana boasts a 80% property tax abatement for manufacturing projects for 10-years. Further, Pointe Coupee Parish is open to Payment In Lieu of Taxes (PILOT) that provides optimum flexibility for both companies seeking to invest and parish officials to tailor property taxes for longer length of time and at more advantageous rates.
